Warning Signs in a Metal Building Quote

If you're comparing quotes right now, check for these. If anything on this list sounds familiar, that "deal" might end up costing you a lot more than you think.
  • "Too Good to Be True" Pricing
A price way lower than everyone else usually means something's missing — lower-grade steel, thinner panels, minimal engineering, or key components left out of the quote entirely.

Why it matters: Cheap upfront can mean expensive repairs or structural problems down the road.

  • No Engineering or Wind/Snow Load Specs
Your quote should clearly state wind ratings, snow load ratings, IBC compliance, and whether sealed engineered drawings are included. If none of that is listed, that's a problem.

Why it matters: Your building has to meet local code. Skipping this can mean a denied permit or a structure that can't handle your area's weather.

  • Exclusions Hidden in the Fine Print
Check whether anchor bolts, delivery fees, unloading, foundation work, insulation, and erection labor are actually included — or if they'll show up as add-ons after you've already signed.

Why it matters: What looks like a complete price often isn't. These extras can add thousands.

  • Weak or No Warranty Details
A reputable company should clearly spell out their structural warranty (typically 20–40 years), panel finish warranty, and workmanship warranty. If those terms are vague or missing, that tells you something.

Why it matters: If the warranty isn't clear before you buy, don't expect much support after the sale.

What Can Go Wrong

The 6 Biggest Problems Metal Building Buyers Run Into

These aren't rare horror stories. They're the most common complaints from people who went with the lowest price and regretted it.
01
The Install Keeps Getting Pushed Back
You take a day off work. The crew doesn't show. They reschedule. It happens again. Meanwhile your project is sitting there and you're wasting time and money waiting on someone else's schedule.
"My time is worth more than saving a few hundred bucks."
02
The Price Keeps Going Up After You Sign
The original quote looked cheap — but then permits weren't included. Engineering wasn't included. And suddenly "that's an upgrade" turns your bargain into the same price you would've paid for a better company in the first place.
"Just tell me the real price upfront."
03
Your Building Fails Inspection or Permits Get Denied
Now you're dealing with the city. Resubmitting paperwork. Paying for engineering revisions. Waiting weeks. In some cases, a stop-work order means nothing moves until it's resolved — on your dime.
"I just want it done right so I don't have to deal with this."
04
It Doesn't Hold Up in Bad Weather
Panels come loose. Doors won't shut right. The whole thing rattles when the wind picks up. Worst case — real structural damage in a storm because it wasn't built to handle your area's weather loads.
"I need a building I can trust to last."
05
Nobody Takes Responsibility When Something Goes Wrong
You call the company that sold it — they blame the installer. The installer blames the manufacturer. The manufacturer says talk to your dealer. You're stuck in the middle and nobody's fixing anything.
"I want one company that owns this from start to finish."
06
It Looks Like It Was Thrown Together
Crooked doors. Gaps in the panels. Wavy siding. Sloppy trim work. Even if it technically "works," it looks bad — and that affects your property value and how you feel about it every time you pull in the driveway.
"I want it to look right — not like someone cut every corner."
How We Prevent All of This

Our Process — Step by Step

We built a simple process that takes care of the stuff most companies skip. Here's exactly what happens when you work with us.
1
We Visit Your Property Before We Build
A team member comes to your actual site to check access, the ground, and where the building goes — so nothing gets missed on install day. Most companies never do this.
2
We Handle Your Permits and Paperwork
We take care of the engineering drawings, permit applications, and any back-and-forth with the city. You don't have to chase anyone down — that's on us.
3
We Guarantee Your Permit Gets Approved
If the city asks for changes or kicks it back, we handle the revisions and resubmit — at no extra cost. We stay on it until it's approved.
4
You Get Direct Access to Our Engineer
Have a question about your permit, your site, or how the build works? You talk directly to our engineer — not a call center, not a ticket system.
5
Your Building Goes Up in 2–3 Weeks
Once your site is ready, we schedule your install within 2–3 weeks — and we show up when we say we will. No getting bumped. No "we'll call you back."
6
Built Tight, Built to Last, Built to Look Great
Fully sealed — no gaps. Upgraded 26-gauge vertical siding for durability. Color-matched screws for a clean look. Your building will look like it belongs on your property.
